An Emergency Or Not?

It is sometimes not obvious what constitutes an emergency situation which might involve an out of hour’s tradesman to attend.

The following situations are not classified as emergencies and must wait until the next working day to be reported to your Property Manager:

1. Stove/Oven not working
2. General repairs
3. Blocked drains – shower, kitchen sink
4. Hot water system going hot and cold
5. Reticulation problems
6. Leaking taps (washers are tenants responsibility)
7. Pest Control

NB. Pest control such as ants, mice, rats, cockroaches, flies, silverfish, earwigs etc. is the responsibility of the tenants and the owner is not obliged to pay for treatment. Local councils will often supply rat/mice bait free of charge.

Situations that do constitute an emergency are:

1. Serious water leak
2. Broken gas pipe
3. Dangerous electrical faults
4. Blocked toilet (if only one in the house)

NB. Where items such as stoves or Hot Water Systems break down on weekends or public holidays, it is not normally possible, even with the best will in the world, to purchase and install a replacement unit until the next business day.
We aim to arrange normal repairs within 24 – 36 hours.
If a tradesman is called out unnecessarily then the bill will be payable by the tenant.
