How your home is presented can influence buyers. Below, we have some tips to maximise the appeal of your property, without significant investment required.

1. De-clutter When preparing to sell, it is a good idea to have a good clean-out of all the old and outdated things you no longer need or use around the house. Cluttered properties can make buyers question if there is adequate storage space, as well as make it difficult to picture his family in the home. If you have several bulky items that you want to keep hold of but do not have a lot of space for, you might want to explore hiring a storage shed/unit.

 

 

2. Clean While your home is normally kept in a clean state, when putting your property on the market, it is an opportunity to do a thorough cleaning. Some of the finer points that you might not think about are: –

A) Cleaning the blinds/curtains/shutters. You would be surprised how much dust these can collect!
B) Wiping down the tops of ceiling fans and air conditioning vents, as well as removing fingerprints from light switches and power points.
C) Wipe down mirrors, appliances, windows, and anything with a shiny/reflective surface.
D) If you have any mould or mildew in the home, make sure it is cleared up, and the original cause sorted out. This is extremely off-putting to buyers.

 

 

3. Maintenance – if you have any minor maintenance items, this is a great time to get them done. Paint touch-ups, oiling drawer and cupboard hinges, tightening screws and replacing light globes are all quick, easy and inexpensive ways to maximise the value of your home.

 

 

4. Decore – if possible, remove any controversial artwork and statement pieces, and & Artwork replace with an inexpensive, neutral item. This keeps your beloved piece safe from accidental damage during home opens and ensures that your home does not stand out to buyers for all the wrong reasons.

5. Gardens If you home have a lot of gardens, it is time to put on those gloves and get to work. Pruning and thinning out large trees and shrubs, removing dead plants, clearing out hiding spots for bugs and spiders, sweeping paved areas, and mowing the lawn will all appeal to buyers. Do not forget the front yard too!

 

 

6. Ambience On home open days, do a quick clean-up and wipe over, remove any pets from the property (and any evidence of them), turn on the air con/heating as necessary, and turn all the lights on.
